The development involved the creation of a 1.8-hectare residential subdivision comprising 45 lots in Auckland. Delivered across multiple stages, the project included bulk earthworks, retaining structures, roads, drainage networks and utility infrastructure required to support a new residential community. Hampton Jones was engaged to provide independent Bank Funding Quantity Surveying services throughout the project lifecycle. Working on behalf of the lender, our role was to deliver robust financial oversight, monitor project performance and identify emerging risks to support informed funding decisions.

At project inception, Hampton Jones prepared an independent feasibility assessment, reviewing development costs, funding requirements and key project risks. This provided confidence that the project was financially viable and supported sound lending decisions. Prior to construction commencing, a detailed Quantity Surveyor Initial Report was undertaken to assess project budgets, contracts, construction programmes and consent requirements. This established a clear understanding of the project's financial position and risk profile before funding approval. Throughout delivery, our team produced regular drawdown assessments and progress reports, monitoring construction progress, verifying payment claims and tracking budget performance. These independent reviews provided lenders with confidence that funds were being released in line with completed works and overall project objectives.

The development experienced several challenges during construction, including the insolvency of the original civil contractor. A transition in delivery responsibility, combined with design-related issues, resulted in programme delays and increased project complexity. As with many large-scale subdivision projects, unforeseen site and construction issues emerged throughout delivery, creating additional cost and programme pressures. The project also required careful management of environmental and ecological compliance obligations to satisfy regulatory requirements. Despite contractor insolvency, programme delays and budget pressures, the subdivision was successfully delivered through proactive cost management, ongoing risk monitoring and strong collaboration between all project stakeholders.
