Efficient Space Planning for a Modern Newmarket Workplace
Kinetics Group relocated its office to Newmarket to position itself closer to the Auckland CBD, requiring a fresh and modern commercial fitout that could support both collaboration and focused work. The project involved the design and delivery of a contemporary workspace incorporating internal partitions alongside coordinated mechanical, fire, and plumbing services. A key requirement was balancing open plan working with a number of enclosed offices, allowing certain occupants to maintain visual oversight of their teams while still achieving the level of privacy needed for day-to-day operations.
The project presented several challenges, particularly around maintaining appropriate security standards while creating a natural and intuitive flow between spaces. This included managing transitions between public and private areas, such as movement between the kitchen and open plan workspaces, without interrupting functionality or compromising security. Additional complexity arose as the main contractor had been engaged prior to Hampton Jones joining the project, which led to a fragmented communication structure during the building consent process. Indirect communication through the contractor and delays in responding to Council RFIs created inefficiencies and slowed overall progress.
Hampton Jones worked closely with the client to develop a practical and modern design solution that met both operational needs and compliance requirements. The team provided detailed space planning and prepared all building consent documentation, coordinating with the main contractor who acted as the primary contact with the Building Consent Authority. Advice was also provided on finishes, fire compliance, and accessibility to ensure the fitout aligned with regulatory standards. By interpreting and responding to Council RFIs and guiding both the contractor and design team on required information, Hampton Jones helped streamline communication and reduce delays, maintaining stronger momentum through the consenting phase.
The completed office is a light, modern, and functional workspace that maximises the use of available floor area while supporting a range of working styles. The layout delivers a strong sense of flow and connectivity, combined with areas that provide privacy where required. A notable feature is the integration of a server room that extends into the open plan office, an unconventional but practical solution for the client’s IT operations. Acoustic insulation and careful detailing were incorporated to minimise noise transfer and maintain comfort within the workspace. The result is a well-resolved office fitout that meets the client’s needs while delivering a high-quality workplace environment in Newmarket.
