A Holistic Approach to Property Lifecycle and Asset Management.
To give St Cuthbert’s College confidence in its annual budgeting process, we delivered comprehensive condition assessments and cost breakdowns across its diverse property portfolio, including modern facilities and heritage buildings. The engagement was designed to strengthen long-term financial planning, improve visibility into maintenance, and support funding applications for future capital works.
Our Approach
We undertook a holistic property assessment covering the full lifecycle of maintenance and asset management requirements. This included scheduled maintenance, reactive and emergency repairs, warranty tracking, grounds maintenance, safety compliance, and facility upgrades.
A key focus was on integrating real-time cost tracking with forward-looking forecasting. This allowed us to identify emerging risks early, build in appropriate contingency allowances, and provide the College with a clear understanding of both immediate and long-term funding requirements. Each building was assessed individually due to the varied construction types, materials, and architectural eras across the campus. From heritage-listed structures to contemporary learning environments, every asset required a tailored evaluation to ensure accurate, relevant recommendations. The College remained fully operational throughout the inspection period, including occupied boarding houses and active teaching environments. Careful planning and coordination were required to complete assessments safely and efficiently while minimising disruption to students and staff. The portfolio's complexity added another layer of difficulty. With no standardised building typology, each structure required a bespoke assessment approach. This increased both the technical demands and the level of detail required in reporting. Time constraints also played a significant role. All assessments and reporting needed to be completed within a tight timeframe to support the College’s preparation for upcoming government funding submissions.
How We Added Value
Historically, the College had relied on a largely reactive maintenance model. While day-to-day operational issues were well managed internally, larger capital works such as roof replacements and asbestos remediation had not been fully planned or prioritised. Our reporting provided a clear, structured roadmap of required works, enabling the College to prioritise urgent interventions and strategically plan long-term investment. The report's format was also designed to support external funding applications by translating complex technical findings into clear, compelling business cases for stakeholders. Beyond technical delivery, we strengthened the College’s ability to make informed financial decisions by aligning maintenance requirements with realistic budget forecasting and funding cycles.
Outcomes and Ongoing Impact
The assessment has provided St Cuthbert’s College with a robust, evidence-based foundation for annual budgeting and capital planning. It has improved visibility across the entire property portfolio and enabled more proactive, risk-informed decision-making. In addition, the engagement has developed into an ongoing partnership with Hampton Jones, ensuring continued advisory support and strategic input as required. A further point of value was the intentional inclusion of female surveyors in the project team, aligning with the College’s commitment to showcasing women in construction and inspiring students. This collaboration has extended beyond technical services into meaningful community engagement, including career talks and mentorship opportunities delivered by women in the industry.
This project delivered more than a technical assessment. It provided St Cuthbert’s College with a practical, forward-looking asset management framework, strengthened funding readiness, and established a trusted advisory relationship supporting both operational needs and wider educational values.
