Due Diligence

Given the level of capital investment in property transactions today Due Diligence reporting is considered to be an essential part of the process. The provision of clear and concise information in relation to the construction type and quality is a core skill for our team.

Working closely with our clients, we tailor our due diligence service to cover all property related matters. Our team of qualified engineers cover such areas as:

  • Building fabric and structure
  • Services and vertical transportation
  • Building /fire compliance
  • Deleterious materials
  • Lease obligations and cost recovery
  • Maintenance and CAPEX costs

Surveys can be limited to the building fabric or prepared to additionally cover heating, air-conditioning, ventilation and electrical installations.

In regard to reporting standards we would always recommend the inclusion of additional summary information to allow prioritisation of the outstanding repair works together with the inclusion of budget costs to assist with negotiations.

Hampton Jones extensive experience in reviewing building fabric and construction design detailing, coupled with a structured approach to report writing enables a prospective purchaser to;

  • evaluate the strengths and weakness of a properties construction
  • asses levels of deferred maintenance
  • understand the potential future repair requirements
  • minimise post settlement surprises
  • determine any need for reviewing agreed settlement figures
  • allow the purchaser to make an informed decision

The process of undertaking a due diligence is always beneficial on a cost benefit basis; in virtually every instance the cost of the review and any subsequent renegotiation always outweighs the cost of dealing with post settlement surprises.
